Brisbane Showgrounds is a 22 hectare urban regeneration project 1.6km from Brisbane CBD. On completion it will include 340,000sqm of residential, commercial and retail space.
The retail component of King Street comprises over 25 tenancies, mainly focused on hospitality . The majority of the tenancies are smaller operators who needed close management and assistance to get their fitouts completed on time.
Setting Up Shop has been working on King Street since 2016, delivering the retail for Lendlease.
Challenge: different buildings with different features

The nature of a mixed use project is that it has very specific and often unique challenges dependent on the main building usage and design.
In King Street there are two commercial buildings, one of which is timber, and two apartment buildings, plus a precinct that included a refurbished two storey building, a knock down and rebuild and a new car-park and child care centre with integrated retail. Each building came with it's own idiosyncrasies and complexities.
By working closely with all the development managers and building teams, Setting Up Shop were able to provide a level of service that goes beyond that of the average project management company. We were on site every day during the development period, available for any kind of meeting and ready to pitch in with our experience and insight.
Because we do what we say we will and don’t need to be followed up or micro-managed, the Leandlease team could rely on us to know what was happening with the tenants at any stage. And they knew that we would bring our experience and expertise to bear on all of the tricky situations that came up and offer solutions to their problems.

- Construction Project Management for Kings Co-Op, including construction of a new car-park and retail building, integrated child-care fitout, refurbishment and remediation of existing buildings.
- Project Management of the design and installation of a new footpath awning.
- Rrefurbishment of an existing awning.
- Warm shell fitouts for retail and commercial tenants.
